Property Watch: An Exposed-Brick Apartment across from Cal Anderson Park

This cute, well-maintained cooperatively owned apartment is just a stone's throw from the Capitol Hill light rail station.

This one-bedroom, top-floor, corner co-op apartment has the vibe of a beautiful loft, complete with exposed brick and arched windows. It's located in the eclectic Lorington, which was built as apartments in 1909 and converted to a housing cooperative in 1949. Each unit has a distinct identity. We covered another one a couple of years ago—a ground-floor corner unit and former art gallery—and from the inside, they don’t even look like they’re in the same building.

This particular unit has an open living area with two adjoining brick walls, one of which continues into the kitchen. The gallery-style lights, metallic backsplash, and an exposed timber support beam work with the brick to create a light industrial look that’s still cozy. The kitchen is open enough for conversations, but still enclosed by a tall island and a partial wall. Wood floors in the living room, checkerboard flooring in the kitchen, and painted wood ceilings all support the vintage aesthetic.

The look continues into the bedroom, which has one exposed-brick wall, complete with a window arch to match the one in the living room. The bathroom has the same checkerboard floors as the kitchen, along with a tub, a recessed medicine cabinet, wainscoting, and a sloping ceiling.

The building has had a bevy of updates in the last few decades, addressing many common elderly building concerns, including exterior masonry maintenance and the installation of double-paned windows. Homeowners’ dues can sometimes be a little higher in co-op buildings because they tend to encompass more expenses, like property tax; in this case, the $572 monthly dues include heat and high-speed internet, too.

The location is maybe the most unbeatable part, though: The Lorington is right at the northeast corner of Cal Anderson Park, practically on top of the Capitol Hill light rail station.
